The Custom Home Building Process and Timeline

1. Planning (1-3 months)

To begin, clients will meet with Tidewater Homes to have a New Home Consultation. We’ll dive deep into understanding your vision during this discovery phase. Clients will choose whether they’re looking for full-custom or semi-custom project. If you do not already own your own property to build on, our team can show you available Tidewater homesites in the area. We’ll discuss your preliminary budget, financing options, construction schedule, and go into more detail about our home building process. Your Tidewater Homes team member will execute a purchase agreement and set you up in our secure online client portal for future communications and project updates.

2. Design (1-6 months)

Arguably one of our favorite parts of the home build process, the Design phase will allow clients to get creative and personalize their future home. We can start with one of our curated floor plans or get connected with an architect of your choosing. The highly skilled designers at our Home Design Studio will guide your through making all the home’s design selections, including:

  • Flooring
  • Finishes
  • Fixtures
  • Plumbing
  • Lighting
  • Exterior Finish
  • Structured Wiring
  • Cabinetry
  • Counters
  • Landscaping
  • Outdoor Patio
  • Pool
  • And so much more!

3. Pre-Construction (30-60 days)

The pre-construction phase begins with finalizing details like the pre-permit review plan, the design selections made in phase two, mortgage financing options, and total budget. Once these loose ends are wrapped, Tidewater Homes will work with our clients to set expectations as well as the construction schedule.

4. Construction (12 months)

Tidewater Homes will get a Project Manager assigned who will handle the subcontractor approvals and project scheduling. The construction begins with laying of the foundation, structural build, HVAC, and MEP. Your Project Manager will perform an inspection as well as a pre-drywall walkthrough and maintain site management throughout construction. Clients are provided with progress updates along the way while we double-check selections to ensure accuracy and fulfillment. Once the main home construction is complete, the trim, finishes, and landscaping are performed next. Your Project Manager will then do a final walkthrough and inspection to double check that your new Tidewater Home is perfect.

5. Closing (1-4 weeks)

Once construction is completed on your new Northeast Florida custom home, the closing process begins. Tidewater Homes will complete a punch list to ensure all details are finalized. The certificate of occupancy is issued and the homeowner attends a new home & warranty orientation so they can learn about all of the benefits of their new Tidewater Home!

6. Post-Construction Service (90-days and 11-months after move in)

The final phase is Tidewater Home’s commitment to follow-up and ensuring homeowner satisfaction. Upon moving in, your 2-10 Homebuyers Warranty will be activated, so you can rest assured in the stability of your new Florida home. This includes 1-Year workmanship warranty protection, a 2-year systems warranty, and 10-year structural warranty. Tidewater Homes will perform follow-up service at the 90-day and 11-month stage to ensure the homeowner continues to delight in their new home for years to come.

There is always the chance for delays, no matter how well we plan and execute the home building process. Unexpected design changes, permitting issues, material delivery delays, inclement weather, or other unforeseen circumstances can happen with any project.
